Apartments with a pool in Spain are 46% more expensive than without!

Buying an apartment with a swimming pool is an attractive choice for anyone who moves to Spain, especially in hot summers or if you have children. However, if you buy an apartment in Spain, it's on average 46.2 percent more expensive than buying an apartment without a pool. According to a research by idealista, only 20.4 percent of the properties sold on the real estate platform in Spain have a swimming pool. Andalusia is the region in which the price difference between homes sold with and without a swimming pool is greater since their price is 83.9% higher. This South is followed by Extremadura (65% cheaper), Aragon (61.2%), the Balearic Islands (52.6%) and the Valencian Region (46.5 percent ). In Cantabria, on the other hand, the difference is reduced to 6.2%, followed by the community of Murcia (11.5%) and the Community of Madrid (13 percent ). The price differences in those markets where the percentage of homes with pool does not reach 5% have not been analyzed.

Andalusia is also home to a higher per cent (32.1 per cent) of homes on the market followed by the Balearic Islands (31.2 percent ). With less than 30% of households with a pool available, Madrid (27%), the Community of Valencia (26.1%), the Canary Islands (25.3%) and La Rioja (22.7 percent ). On the other hand, the areas in which houses with pools are less common are Navarre (1.9%), Basque country (2.7%), Asturias (3.6%) and Galicia (4.3%).

There are also different price differences between homes with or without a swimming pool depending on the town. In Lleida City, where prices vary by 113 percent, the biggest difference is found. Barcelona (112.3 percent) and Tarragona are followed (80.7 percent ).

The big difference between Barcelona and Madrid is also remarkable (15.9 percent ). The fact that the city of Madrid has been able, in recent years, to create new urban developments with common areas, as opposed to the geographical constraints that Barcelona must create new projects and its proximity to the beach, explains the different behavior from one city to another.

In Salamanca, by contrast, apartments with swimming pools are only 7.2% more costly, followed by Murcia (10.4%), Guadalajara (14.5%) and Granada (17.7 percent ). As was the case with the Spain Autonomous Regions, the price differences were not obtainable in markets with less than 5% of homes with a swimming pool for sale.

Spanish towns with the most pools

20.4% of all apartments on Idealista in Spain have a swimming pool. The capital of Alicante is the majority of properties with 31,6% of those advertised, followed by Ciudad Real (25.3%), Logroño (24.4%), Ávila (21.7%), Palma (20.7%) and Madrid (19 percent ). In Barcelona, 6% of the apartments have a pool.

The north of the country concentrates the towns with the least flats on the market with swimming pool. In Vitoria there are only 0.1% advertised, compared to 0.6% in Ourense, 0.8% in León and Palencia, 0.9% in Pamplona and 1.1% in Pontevedra and Soria.
