Property transactions meet expectations and conclude the largest (recent) annual increase in history

According to data from the Spanish National Institute of Statistics (Instituto Nacional de Estadística or INE) in 2017, property transactions in 2017 were far above 450,000 transactions. An interannual increase of 14.6 percent in property purchases and sales was the largest increase in the historical series started in 2007. After several lower sales, there was a chain of increases. "The statistics for this year have exceeded all expectations, going back to the level of operation we had in 2009," Fernando Encinar, head of idealist research, explains. The industry was able to overcome the rough patch of the Catalan crisis, with transactions growing from 20% in June to 13% at year-end. The fact that new buildings are growing again is an unambiguous sign of the sector's good health, although in areas of higher demand the numbers still are fairly modest."

The sales of second-hand homes during 2017 by type of property were more than 380,000 transactions, or 82.1 percent. The final figures show that transactions are 15.4% more than in 2016, which is 5 consecutive years of growth but also shows some restraint as this is the smallest increase since 2013.

With regard to new buildings, the data show a six-year bad break and growth of 10.8% in 2017 compared to the previous year, with 83,260 sales of new buildings. This accounts for 17.9% of total operations last year, a long way from the 325,000 new houses sold in 2007.
