Sreality.cz saw a significant increase in interest from Italy, Slovakia and Russia in a year-on-year comparison. On the contrary, there was a significant decrease in the number of clicks by people in Germany and Ukraine. The biggest interest is to buy, not to rent.


Around 5 percent of its visitors were from abroad at the Bezrealitky.cz portal which was also an English option and over 8,000 ads directly from property owners. Foreign visitors come mostly from Slovakia, the United States and Germany.


Deloitte consulting company statistics show similar numbers. From April 2019 to April 2020, Prague was home to 14,321 standard residential sales, with 61% of natural persons and 7% of foreigners, according to Deloitte real estate expert Petr Hána.


Since 2014, the share of foreign buyers has been stable between 5% and 7%, and most interests are focused on Prague, he added.


"Western European buyers prefer larger flats in older housing in the city centre, while Eastern European buyers prefer new developments in specific places in Prague's wider centre," said Hána.


Bezrealitky.cz says that demand is strong and is mainly focused on Prague, which mainly has rental listings. Between 2019 and 2020, the number of foreigners in Prague looking for housing increased by approximately 25 percent with the most interest from managers and entrepreneurs.


The portal also reports differences between what nationalities are looking for.


Americans and British want a family home in a good neighborhood with a garden. Spain's people are more interested in social life and don't care about unrenovated apartments. The French favor small areas, even cellars or outbuildings with a distinctive feel. Russians are more prepared to accept panel housing apartments. German and Holland are looking for a green and quiet, clean environment and good cycling access to the centre.


The interest of foreign students has also increased substantially. In the past four years, according to data from the EU student exchange program Erasmus, the number of students arriving in the Czech Republic has grown by 30 percent to more than 11,000.


The real estate portal of Expat.cz showed the highest interest by the American foreigners, who accounted for 16% of traffic, followed by British people at 10%. There was a major gap between the Germans at 3.5% and the Canadians at 2.5% and the Poles at 2%. People from India, the Netherlands and France were all 1.5%, while Ireland was 1.3%. Czechs represented 26% of users.


Europe accounted for just over two thirds on the basis of traffic broken down by origin. Next to America was just over one-fifth or 20.41%. Asia was 8.45% of traffic source. At 1.61 percent and 1.23 percent, interest from Oceania and Africa was quite low.
